When is it Time to Replace Your Roof?

If you’re under the impression that you don’t need a new roof until water stains appear on your home’s interior ceilings, you could be making a very costly mistake. With every instance of unwanted water entering your home, not only are you risking expensive repairs, you are also putting your family’s health at risk with the potential for toxic mold growth.

For the most part, asphalt shingled roofs are built to last anywhere from 20 to 25 years. If you’ve lived in your house that long, chances are you have a pretty good idea of when the last time your roof was replaced. However, for homeowners who have no idea when their roof was last replaced, here are some tell-tale signs that it’s time to replace your home’s roof.

Shingle curling

If your roof has curling or buckling shingles, that’s a pretty clear sign that it’s failing. Curling and buckling usually occurs on the slopes of the roof that receive the most direct sunlight. Shingles that aren’t laying flat are a perfect spot for moisture to enter your home.

Missing shingles

Completely missing shingles are a serious problem for your roof, and they should be repaired or replaced immediately. Without shingles covering every part of your roof, a large storm could easily cause serious damage to a number of vital systems inside the home.

Sagging roof line

A roof that is dipping or sagging is also a sign of severe damage that is occurring below the surface. Chances are your roof’s plywood boards are rotting and it can no longer hold the weight of the shingles that are placed on top of it. A sagging roof also should be addressed immediately.

Old chimney flashing

Chimney flashing is the material that is used to close the gap that exists between your home’s chimney and the roof. Today, chimney flashing is made from water-tight metal material. If your home does not have metal flashing around the chimney, chances are it’s made of an older material such as tar or roof cement that could be leaking water into your chimney and causing damage. With every new roof we install, new chimney flashing is part of the job.

Shingle particles in your gutters

No one likes the annual task of cleaning out the gutters. It’s one of the most dreaded household chores. But this is actually a great way to check the health of your roof. While cleaning out your gutters, if you should spot particles of asphalt or other pieces of shingles, this is another clear sign that your roof is beginning to deteriorate and it’s time for a replacement.
